Private Investor Roadshow Kicks Off in Brighton

On Tuesday 13th September 2016, the Company conducted an evening presentation to a full room of private investors in Brighton. It was the first time that all attendees had seen Palace Capital present to investors.

In a presentation that lasted an hour, and which was followed by an extensive Q&A session, the Company emphasised the following key points in relation to its operational strategy and investment case:

– Investors benefit from both income and capital growth:

  • Prospective FY17 yield of 5.2% with a progressive dividend policy
  • Capital growth of 68% at 31 st March 2016 since October 2013
  • NAV/share growth of 89% in 2.5 years from 218p to 414p

 – Portfolio performing strongly across all key metrics

– Over 100 years of market experience between the Board and management; the team capitalises on opportunities that are often overlooked by competitors:

  • Track record of buying the right properties in the right place at the right prices and off market.
  • Assets consistently sold significantly above book value over a relatively short time period
  • Strong relationships across the UK with developers and agents, built up over many years in the market and through wide regional reach (we own 53 properties across the UK)
  • Management’s ability, matched with the flexibility of a small operation continues to drive reputation, and in turn, deal flow
  • Collectively creating a competitive advantage

– Enhancement of income returns, generated through active asset management

– Company’s focus outside of London is bolstered by Government initiatives such as the ‘Midlands Engine’, ‘Northern Powerhouse’ and more widely, Devolution

  • Record low yields in London has seen investor demand turn to regional property
  • Demand for space in the regions is increasing, improving terms for landlords and a reduction in tenant incentives

– The Company continues to vigorously pursue opportunities that matches its investment criteria, are constantly meeting property owners and viewing properties, and despite media comment, Palace Capital are seeing no sign of any decline in the Company’s commercial property values since the outcome of the EU Referendum
